BACKGROUND
Envision Schools Colorado (ESC) is a new nonprofit charter management organization (CMO), the first in Colorado, which will ultimately operate a network of six schools in the Denver metro area.  Our CMO is based on the successful model and track record of Envision Schools, a CMO based in San Francisco that operates four high schools in the Bay Area.  The first two ESC schools will be located in the Denver Public Schools (DPS) district.

The mission of Envision Schools Colorado is to transform the lives of all our students, especially those who will be the first in their family to attend college, by preparing them for success in college and in life. Our schools will be true communities marked by intentional diversity, rigorous academic discipline, and excellence at every level.

Compassion and high expectations will inspire and empower our students to succeed.  Each Envision school is academically rigorous and integrates art and technology across the curriculum to instill the critical thinking, life experience, and creative skills necessary for students to be successful in college and beyond.

Our first school, Envision Leadership Prep, will open in August 2009 in the Park Hill neighborhood of northeast Denver.  The second ESC school (“Envision Prep #2”) will also be located in an area of Denver that has been traditionally underserved.  Locations for the remaining four schools remain to be determined but will be in metro Denver districts.  Each school opens with ~100 sixth graders and ~100 ninth graders and will increase by two grades each year until the fourth year, when only sixth graders will be admitted.  At capacity, each school will serve ~700 students in grades 6 through 12.

As a CMO, we are committed to allowing principals and teachers to focus on instruction and learning and to removing many of the administrative burdens often placed on school leadership at single-site charter schools.  To this end, we will maintain a central support team who will provide comprehensive services to the network of six schools, including professional development, assessment and use of data to improve instruction, curriculum development, charter acquisition, and back-office services such as payroll, benefits administration,  fundraising assistance, facilities acquisition, human resources, and technology set-up and maintenance.

Job Description:  Position Summary
Manages daily operations of a shopping center property which includes managing and directing all personnel and resources that are available to assure the center achieves maximum cash flow potential. Oversees marketing, security, maintenance, and housekeeping functions and provides excellent goods and services to the community which the center serves.


Essential Job Functions
1. Directs shopping center associates by establishing job requirements/responsibilities and monitoring quality of work and adherence to Commercial and Company policies. Manages staff; answers inquires and questions; trains and coaches for success. Provides feedback to associates through both formal and informal performance discussions. (30%)

2. Manages center operations which includes (but not limited to): Merchandising and leasing of center as well as temporary and cart programs; developing, approving, and scheduling marketing and promotional events, press releases and center events; researching new ideas in promotion and advertising and affecting sales by seasonal celebrations and activities; maintaining security/loss prevention, and creating programs for a safe, comfortable environment; conducting regular shopping center inspections and working with construction personnel regarding renovation and expansion projects. (30%)

3. Serves as liaison between tenants and ownership; meets with tenants on a regular basis and visits stores regularly. Addresses tenant's questions and concerns, administers lease requirements, and seeks tenant's acceptance of all center initiatives and requests; encourages tenant participation in all advertising and events. (10%)

4. Develops shopping center budget subject to division approval and provides ongoing variance reports; schedules operations in accordance with approved budget. Maintains accounting records detailing income and expenses, and tracks collection of accounts payable/receivable against budget; acts on collection of problem accounts. (10%)

5. Analyzes financial aspects of the shopping center and provides monthly financial reporting of operating performance as compared to budget; reporting includes but is not limited to Net Operating Income (NOI), vacancy, accounts receivable, capital expenditures, and year-end projections. (10%)

6. Establishes and maintains relationships with local businesses, community groups, news media, and governmental entities; keeps an eye on community trends. Opens and maintains communication with local police, fire, and civil defense authorities to ensure prompt response, when necessary. (10%)


Contacts
Numerous and ongoing daily contacts with various departments, associates, tenants, local businesses, community groups, news media, and governmental entities. These contacts range from a simple give and exchange of information, to directing associates, to influencing specific parties to meet the goals and objectives of the shopping center; assesses each type of contact and acts accordingly to support profitable center operations.


Financial Responsibility
Recommends annual budget to management in excess of $1 million; approves shopping center payables on a regular basis in varying dollar amounts.
