Description
Campus Facilities Manager is responsible for the safe, efficient, and professional operation of Cleo Parker Robinson Dance's (CPRD) newly constructed facility at 2025 N. Washington Street, a landmark arts and community space representing a generational investment in Denver's cultural infrastructure. This role serves as the primary steward of the building and all its systems, ensuring that every person who enters, a dancer, student, community member, or guest, experiences a space that reflects the excellence and dignity of the organization's mission. The Campus Facilities Manager oversees preventive maintenance, vendor and contractor coordination, regulatory compliance, event logistics support, and the day-to-day operational needs of the Center for the Healing Arts and its grounds. This individual brings a proactive, service-oriented mindset and the technical competency to manage complex building systems while also being accessible and responsive to the broader team.

Major Responsibilities:
Building Operations & Preventive Maintenance
• Manage and execute the Facilities Maintenance Calendar, ensuring all scheduled inspections, filter changes, lubrication cycles, and system checks occur on time
• Perform and coordinate routine maintenance tasks including HVAC filter replacements, lighting (including emergency egress lighting), seasonal system transitions (e.g., activating swamp cooler, winterizing systems), and minor repairs
• Conduct regular walkthroughs of all areas, mechanical rooms, roof, lower level, theater, classrooms, offices, etc. to identify issues before they escalate Maintain all building systems per manufacturer and warranty requirements, including HVAC, plumbing, electrical, elevator, fire/life safety, SageGlass, theatrical lighting, and telescoping seating
• Monitor and respond to building control systems and building automation alerts
• Manage attic stock inventory and ensure materials are properly stored and tracked Vendor & Contractor Management
• Serve as the primary point of contact for all trade partners, service contractors, and specialty vendors (e.g., Otis Elevator, Extreme Fire Protection, SageGlass, Figueras, ETC Theatrical Lighting)
• Coordinate and oversee scheduled service visits, warranty work, and corrective maintenance calls, ensuring work is completed properly and documented
• Track all active warranties across building systems and finishes; initiate warranty claims and coordinate vendor response as needed
• Maintain current vendor contact information, service agreements, and maintenance logs
• Manage the cleaning crew relationship: set expectations, conduct quality walkthroughs, and address issues promptly
• Maintain the Facilities Run Book as a living document, updating system information, vendor contacts, and procedures as changes occur
• Ensure all life safety systems are tested and inspected per code requirements (fire suppression, alarms, emergency lighting, egress)
• Coordinate with city inspectors, elevator inspectors, and other regulatory parties for required inspections and certifications
• Maintain records of all maintenance activities, warranty submissions, contractor visits, and building system changes
• Manage key control system: key issuance, returns, audits, and safe access log
• Keep entry free of debris and ice during inclement weather
Event, Tenant & Staff Operational Support
• Support CPRD's event programming by setting up and breaking down furniture, equipment, and event configurations (tables, chairs, portable staging, etc.)
• Coordinate facilities logistics for rehearsals, performances, community rentals, and special events, including load-in/out coordination
• Serve as day-of facilities support for events, responding to space needs, AV/lighting system issues, and urgent repairs
• Manage space rental logistics from a facilities perspective: room readiness, renter orientation, and post-rental inspections
• Coordinate moves, deliveries, and large item disposition (furniture, equipment, boxes, donations)
• Serve as first point of contact for all internal facilities requests from staff, instructors, and company members
• Maintain a simple work order or request system to prioritize and track issues
• Support onboarding of new staff by orienting them to building systems, key access, and emergency procedures
Emergency Response & On-Call Availability
• Serve as the primary on-call resource for facilities emergencies including HVAC failures, plumbing leaks, elevator outages, loss of power, fire alarm activations, and security incidents
• Respond promptly to urgent calls during and after business hours, including evenings and weekends when events are scheduled (e.g., HVAC system not activating before a performance, elevator going out of service with guests in the building, or a water intrusion event)
• Triage issues on arrival: assess severity, implement immediate corrective action or temporary mitigation, and dispatch appropriate trade contractors when the issue exceeds in-house capability
• Document all emergency incidents, time of notification, response, actions taken, and resolution, for warranty and liability records
Note: This position requires scheduling flexibility. Evening and weekend availability is expected during event periods. On-call expectations will be coordinated with the VP of Finance & Operations and aligned to CPRD's programming calendar.
Qualifications
Required
• 3+ years of experience in facilities management, building operations, property management, or a related skilled trade (HVAC, electrical, plumbing, or general building maintenance)
• Demonstrated ability to manage multiple building systems and vendors simultaneously
• Comfort with basic troubleshooting of mechanical, electrical, and plumbing systems
• Strong organizational skills and follow-through — the ability to manage open items, track deadlines, and close out tasks
• Professional communication skills — able to work with contractors, vendors, senior leadership, community members, and renters
• Physical capability to perform the role: lifting (up to 50 lbs), climbing ladders, working in mechanical spaces, extended walking
• Valid Colorado driver's license
• A strong work ethic and unwavering standards of personal and professional integrity
• Ability to exercise personal accountability in all activities and decisions
• Works well in a team environment and with people at various levels in the organization

Preferred
• Experience with performing arts facilities, event venues, or community-oriented organizations
• Familiarity with building automation systems, access control systems, or theatrical systems • OSHA 10 or 30 certification, or willingness to obtain
• EPA 608 certification (refrigerants) or other trade certifications
• Experience reading as-built drawings, O&M manuals, and construction closeout documents
Class and Compensation:
Full time
Salary Range: $53,000 – $58,000
